Indianapolis, Ind. – July 16, 2026. Epcon Communities has closed on the property for The Courtyards at Heritage Trail in Zionsville, marking the company's largest development in its 40-year history.

The milestone comes five years after Epcon entered the Indianapolis market. Since then, the company has expanded to eight communities across central Indiana, with three sold out. The Indianapolis region has become a significant driver of the company's growth, culminating in its largest development to date during Epcon's 40th anniversary year.

Situated on approximately 180 acres, The Courtyards at Heritage Trail will include 342 homes across approximately 154 acres, with an additional 26 acres permanently dedicated as parkland for the town of Zionsville. Planned at approximately two homes per acre, the community is designed to expand housing options for active adults while preserving open space and enhancing connectivity through walkable streets, trails and shared amenities, including a clubhouse, fitness center, community garden, pool and pickleball courts.

Since entering the market, Epcon has established communities in Carmel, Fishers, Noblesville, Westfield and Zionsville, expanding its footprint while meeting growing demand for low-maintenance housing designed for active adults.

Heritage Trail creates new opportunities for people to stay connected to the Zionsville community, allowing longtime residents to downsize without leaving the town they love, welcoming former residents who want to return to be closer to family and providing new neighbors the opportunity to become part of a community known for its historic charm, small-town character and exceptional quality of life. By dedicating 26 acres for public parkland and incorporating walkability throughout the community, the project is intended to complement Zionsville's long-term growth while maintaining the character that has made the area attractive to residents.

Epcon's investment in central Indiana extends beyond residential development.
